1.Purpose
These terms govern the use of Landlo, an online service published by Lucien Pochon, Lausanne (Switzerland), for private Swiss landlords. By creating an account, you accept them.
2.What the service does
Landlo lets you record your properties, leases and tenants, track rent and expenses, file your documents, and obtain an annual summary. It watches your data and shows reminders — rent that has not arrived, a reference rate different from the one on the lease, a termination deadline coming up.
Every reminder states the rule applied, the data read, the source and a confidence level. That is deliberate: you should be able to check what the service claims rather than take its word for it.
3.What the service is not
Landlo provides neither legal, nor tax, nor financial advice. Reminders, calculations and summaries are observations about the data you entered. They are neither a legal opinion nor a guarantee that a step is well-founded, admissible or taken in time.
In particular: a rent adjustment must be notified on the canton's official form, give its reasons, and arrive within the time limits of art. 269d CO. Landlo reminds you that a deadline is approaching; it does not draft the notice, does not send it, and does not check that it is valid.
Classifying an expense as “maintenance” or “value-adding” is your call. The annual summary reflects what you entered; it is not a tax return and does not replace your accountant.
Before acting on a reminder — especially one about a deadline or an amount — check with a professional.
4.Your account
You must provide a valid e-mail address and keep your password confidential. You are responsible for what is done from your account. Tell us without delay if you suspect unauthorised access.
An account is intended for one landlord and their properties. You may invite others in — a spouse, an accountant; you remain responsible for what they do there.
5.Your tenants' data
You enter data about third parties into Landlo: names, addresses, contact details, payment histories, documents. You are the controller of that data. It is for you to record only what is necessary to manage the letting, and to inform your tenants as the law requires.
Landlo acts as processor for that data and uses it solely to provide the service. The detail is in the privacy policy.
6.Price
Landlo is currently free. A paid offer is planned: one apartment free, then CHF 14 a month for an unlimited number of apartments. No amount will be charged unless you have explicitly subscribed.
Any price change applying to a current subscription will be announced at least 30 days in advance, and you may cancel before it takes effect.
7.Availability
The service is provided “as is”. We aim for continuous availability without guaranteeing it: interruptions may occur for maintenance, updates, or the failure of a provider.
Landlo is not an archiving service. Keep your important documents — signed leases, condition reports — elsewhere as well.
8.Liability
To the extent Swiss law permits, the publisher's liability is excluded for indirect damage, loss of profit, loss of data, and damage resulting from a decision taken on the basis of a reminder or a calculation shown by the service.
Liability for damage caused intentionally or by gross negligence, and for personal injury, is reserved: it cannot be excluded.
9.Termination
You may stop using the service at any time and delete your account from Settings. Deletion is immediate and final: your data is erased and cannot be restored. Export whatever you want to keep beforehand.
We may suspend or close an account in the event of manifestly abusive or unlawful use, after informing you where the circumstances allow.
10.Changes
These terms may change. The date at the top of the page identifies the version in force. A substantial change will be notified to you by e-mail; continuing to use the service after it takes effect constitutes acceptance.
11.Governing law and jurisdiction
These terms are governed by Swiss law, excluding its conflict-of-laws rules. The place of jurisdiction is Lausanne, subject to the mandatory jurisdictions provided by law, in particular in favour of consumers.
In the event of any discrepancy between language versions, the French version prevails.
