Net rent
The rent without ancillary costs — heating, hot water, caretaking. It is the base of every calculation: the reference-rate adjustment, inflation, the deposit ceiling.
The lease separates the net rent from ancillary costs, which may only be charged if agreed and named. Every rent-adjustment rule applies to the net rent alone; a flat-rate charge is not part of it.
