Value-enhancing works
Works that improve the dwelling beyond maintenance — insulation, a new kitchen, a lift. Part of their cost may justify an increase; routine maintenance never does.
For a major renovation, practice treats 50 to 70 % of the cost as value-enhancing, passed on through interest on the capital invested, amortisation over the useful life and a share of future maintenance. Energy improvements count in addition.
